Hi Catherine, if you want to hear my opinion, I would invest the money to buy the condo, rent it out and get cash flow! That means more money in your pocket and then you might want to think about having financial freedom! I am working on getting financial freedom! I have 3 properties already and working on getting the 4th one. I just love it!

Hi Brian,
Yes, you have 2 big red flags. If you can wait just a little longer, it would be better and you will find the right tenant. I've been there and I waited a long time but I was able to have my best tenants so far. Only you know how long you can wait. I wish you the best.

Hi Jordan, I would do the same to ignore it. Just make sure that you add in the lease no smoking is permitted. Before renting out a unit I have to make sure by asking if anyone smokes cigarettes, marijuana, hookah, etc. I hate the smell of it and want to take care of my tenants. You wouldn't believe how many people get sick just for being a second, third or fourth and it keeps on going.

I invested first where I live and I decided to buy long distance. And yes, it is about asking questions, learning on where and why you want to invest in that area. Hi Ramiro,
Want to share my story with you. I have a 4 unit property and I happen to live in one of the units. When I started to fix each unit, I started to do all the screening process and I have to tell you that one of them started out with a credit score of 530. But because of the previous landlords, both of them said that she always paid the rent on time. It has been over a year and now the tenant credit score is over 700. Not only that, she also told me that she has saved over $10, 000 to buy her home someday. So you see, sometimes you can give a chance that the tenant can change something negative into something positive. After that, she recommended her mother and she lives upstairs. All of my tenants pay their rent on time. I accept no smoking, no party, no loud music. But you are the one that makes the call. I'm signing off, best to you.

@Chris Arce, good question! Because both homes are out of state. But in the meantime, we are working in our unit where we house hack. My husband started to work on one already. He will go back as soon as this virus lets us have our normal lives. We have kids and we don't want to risk their lives.
