This is a good question because I am from Massachusetts and I inherited 2 tenants.  I asked one tenant that I would need to have the unit vacant because it was inhabitable.  The tenant had already 2 months without paying the rent. So to make story short, she ended up taking me to court and the judge told her that she needed to move.  It was a nightmare. Have you thought about talking to her to see what she would say?

If you ask me, the answer is no. Who would do such thing? It looks so weird! But it is not in the correct area.

Hi Terry, once you decide how many the applications you want to have, then break it down from the best 5 and then break it to 3 and then one. Remember to make sure that the tenant does qualify for the unit and you don't place A Dirty Dan or a Lazy Laura. Best of luck to you!

Me too! I also wear old clothes and I help my husband which he is the handy man and I am the handy woman! I do the painting around the house. Here is a picture of what we did with our bathroom.

It really depends on you. If you live close to the property, why not? But if you live far, then hire a PM. Then, calculate to see if it is worth it. Hope this helps.

In regards to metering its pointless if its single family but not for multi where the bills are split.  You can get the non electronic ones at Ferguson for around 200 when including the connection pieces.  Installation is easy and shouldnt take a plumber more than an hour if you have a designated spot.

Hi Brian, 

I have heard that the landlord can place a  water meter as well in the property.  So the tenant would know that there is a certain amount of water to use. You can find out more with YouTube.

Hi Lisa, just by reading this,  it gave me the chills! Seems to me that can be a RED flag coming towards you.  I hope you make a wise decision. But if it were me, I'd pass on this one!

I would suggest to write a new lease, since now you and partner are the owners. I did to one of my tenants that I had inherited,  and she said that she would move. New owner,  new rules.
