It's hard to say this but if you don't evict them, they are going to keep smoking because they don't care. I had a tenant where the son was smoking hookah. She had called the city on me because there were roaches. So when the inspector saw that the smoke detector wasn't working, the inspector asked the tenant why the smoke detector wasn't working. The tenant told the inspector that the battery was removed from the device because. her son smokes hookah. The inspector told her immediately to put the battery back on or she would get a 1000.00 fine. You know that the tenant no longer lives in the property. Now I have tenants that respect their neighbors, so no smoking of whatever can be inhaled. I am very strict when it comes to smoking. On my end, I would evict. You would be surprised how many people sue their landlords because of the 3, 4th, 5th, 6th, 7th, and 8 second hand smokers affect their health and anyone that touches the door knobs. That is disgusting! I take care of my tenants. Good luck!

You know what I did? I went to all of the inherited tenants and spoke with them about being the new landlord. So one tenant left the attic when he found out because he already knew by the past landlord. One tenant was evicted 2 months after and the last tenant told me that she was going to find another place to go to because the unit wasn't worth it with the new rent increase. The last tenant ended up leaving after school vacation started. But to let you know, I was already living in the property. The best thing was that I didn't have to move!

I like to fall in the middle. I don't like the abuse where the landlords where I live have the rent to the roof. Which I don't agree. The mayor wants to put rent control because it is unbelievable the amount of rent for a 2 bedroom or 3 bedroom units are out here! I want my tenants to stay for a long time not for a short time. I guess it depends on where the property is. Have a great day! π

Hi Thomas, it sounds like this tenant wants to live however he wants. Doesn't respect the lease which the tenant agreed to pay every month on a certain date. Don't know much about charging 50.00 every day. Make sure that you do your homework before talking with the tenant. And then you let him know who is in charge. Don't let the tenant control you.

On second thought, yes, I would allow her to do this. You have a large room used as a bedroom and the tenant is willing to pay for its improvement. Find a contractor you are wiling to work with and put him in contact with the tenant. Let them both know that before any work starts it needs to be approved by you and it need to be up to code and any permits necessary must be pulled. Put it in writing that she pays all costs and it remains when she leaves. In the end you got a free improvement to your property.
So you're out a little bit of time finding the contractor and going over everything with him and the tenant. You'll probably spend less time doing this than finding a new tenant since this one left because they found a better place.

Before buying my first property, I took a first time home buyer class. Do you have a property in mind that you are interested? Did you talk with an agent? Are you interested in a SFH? Or duplex or multi family? Do you have someone guiding you? Not sure if you have a plan.

Nope. Never. Not even if said tenant is a professional carpenter. Now, if a walk-in closet is something you think could add value and raise the rents on, then you could ponder having a professional do said work. But it would require a rework of current lease, with higher rent.

I have heard of Google one. I personally don't use it because I house hack on my 4 unit property. I have a question, what do you mean about equity partners?
