@Javier Rosales I bought my first SFH for 40,000. Then the second one for 24,000. Before I bought the properties I made sure of the location, condition, price range, and cash flow would be after I fix it. Remember, you are the one that can make the final decision to buy or not.

Hi there! Welcome to the club of becoming a landlord! I offer m2m as well. I like it that way,  so if any of my tenants need to move,  they would need to tell 60 days on advance.  So far, only one of my tenants left because she went to live to her own home.  My tenants are so happy to live in the property that they all say that they will live there until they can buy their own home.

2 of my tenants do the sublease.  The strategy I use is that they need to tell me in advance who will they bring to the unit.  As long as we have communication and they obey the m2m contract,  we are all good!

Hi Miguel, I'm in so in love with the gray! That it is now my favorite color! I used a medium gray semi gloss on my living room. It came out darker than I thought.  So I changed it to an icy gray in my kitchen and it looks beautiful! I will see if I can send you a picture. I am trying to finish my kitchen. But you decide what would be best!

So what if the police arrive there and talk to the tenant,  and 2 days later,  you hear the complaint, will you still put up with this situation? I hope that things can change but if not then evict.  It's so sad to hear this,  because the tenant  isn't respecting the neighbor. I hope your good tenants don't leave your property. Because it can happen. Hope this helps.

Ouch! Most likely you will need to have it removed. I don't know how bad it is in the state you live in. When you have a chance, look into it because if you're planning to have tenants with young kids,  you don't want to go there. Maybe go to the city website? Hope this works!πŸ™‚

Hi Eli,

I am about to do just that next week on a SFH as well. I will put porcelain tile on 2 bathrooms and ceramic tile on the kitchen floor. Ceramic tile doesn't break that easy. Hope this helps!
