Obviously only one can be a primary residence, and there’s usually a 2-year expectation for you to live in that house, barring unforeseen circumstances (job relocation, etc)
Not sure if FHA loans have any different requirements - other than the owner occupancy.
Thanks for your response. Maybe my question wasn't clear. Let's say that i buy a home today with a mortgage, but I want to buy the next one. Is there a waiting period that I need to sit to buy another home? Is it 30, or 60 or 90 day? Do you know?

Hi BP Family! I wanted to ask how long do I need to wait to apply to buy the next property with a conventional mortgage? Is it 60 or 90 days? I closed on the last property on June 26th. I don't in Florida but I feel you right now how frustrating this is for you and for the rest of the landlords across the country going through this and there's nothing that we can do but to sit and wait for this to end. Knowing that many of us have a mortgage to pay and have other priorities in life. My prayers go out to you. Take care and be safe.

On my first home, I had increased the rent to all tenants one time of 7%. In my case, I am not planning to increase the rent because all tenants pay on time, take care of the units. We are all happy. If you have good, responsible tenants like the ones I have, you are going to have these tenants for a long time!

Hi Morgan,
when I buy appliances, I go to Home Depot or Best Buy, but I would go to the back, and check to see if they have open box! Sometimes I ask an associate if they have certain appliance that have defects and ask for discount. Sometimes it works, but it never hurts to ask.

So I was calculating it like this for #2. So after calculating the expenses I came up with 581.00 which is your cash flow. Then i had multiplied 581.00 x 12 months =6,972.00. Then I took the cost of 32,000 divided by 6,972.00 =21.78% of ROI. Which is real good.
The first one was i had figured it out the same way but ROI came out as 0.05%.
This is just based on the value of the house. Hope this helps

Hi,
I will be honest with you, I have never read any of Brandon's books but I do listen to every webinar he does. It's really your decision on what you want, because if there isn't any property with Brandon's recommendation, then you can always buy properties with what they have. I have 2 SFH's and 2- 4 unit multi-properties. And all have one small bathroom except for a one bedroom that I wasn't aware that it had a second 1/2 bath. These were properties that I found it as an opportunity and it is increasing my portfolio. If you find a good opportunity, then go for it, at the end of the day, you want to grow wealth wise. Were you able to find out how much each of them will cost to do the job? If you haven't then, find out what will be the estimate and then you decide to hire. What if your friend charges you more than the contractor? Or it can be either way, I would advise find out how much you will spend out of your pocket and then find out how long will it take both of them to do the job and make final decision. Hope this helps.
