Does Rentect direct handle move-in, move-out reports?

Take maintenance requests from tenant with photos and videos?

Ability to maintain contractor list and forward the maintenance requests to them to receive quotes and so on?

Any thought about how to prevent scammers advertising our rental and getting applications, security deposit and first month rent?  Many tenants moving from out of state may just apply based on the photos and listing  without seeing the property.     Please let me know.

Could some scammer setup our property as their property and start listing, collecting applications, security deposit etc?  I have seen some tenants apply and pay security deposit without even looking at the property when they are out of state.  How to prevent such scams? Does Cozy or any other software have  check on such issues?

Anyone tried https://www.propertyware.com/pricing/ , this seems to be little expensive but if you  have like 20+ properties, probably it is worth it I think. The features of tenant move-in, move-out reports, tenant portal etc seems to be compelling.  I have not used it but I would try it once I have a good number of properties to manage.

02. Any other aspects we need to be worried about?

@Brian Pulaski, @Andy Rumple and @Mike D'Arrigo, thank you all for your replies. Luckily, the issue was a minor one and the seller paid for the repairs. We went ahead with the closing.

@Mike D'Arrigo, agreed!   Very valid point about seller not having control over the event.

@Brian Pulaski, thanks for the info. Actually, this is for an Indianapolis property that I'm trying to invest in.
