Thanks Remington. Sorry maybe what I’m asking is not clear. I’m talking about private money. So for example, if I wanted to give a flipper the full amount to fund a deal purchase and rehab, what’s the typical return I would expect to get, 10%,15%,25% for example. How much will I get after deAl is sold. What’s a average % to give back to someone that lends private money. (Not talking about hard money or any type of loan)

What are others paying their PRIVATE MONEY lenders that are Funding a full deal? What is the % they are getting back on their investment? I am curious to know because my company flips homes in columbus ohio. We find the deal, put it in contract, Contact our private lenders and see who is interested in funding the deal! So we already have a Full team in place as far as rehab goes, we have studied the market and know what the house will ARV at. We basically have a breakdown of the rehab costs. We will not go in contract on a deal that doesn't make sense, We do all the work, we do high end quality and finishes. The private lender just funds the deal through his/her IRA or Private money. We constantly have deals on our table just not enough lenders to fund! Curious to compare our % back to the lender vs others out there. Does anyone have any comparison? Also how long does the project take, From purchase to Sale. For us its typically 3-5months! Averaging take home for Lender 15-25k.

The best areas for a buy and hold I would say in my professional opinion is going to be In North linden area, and south side area are both great. I have most of my rentals in both north linden and south side. Great cash return! All purchase no more then 115k.

If you are interested in flips let me know as my partner and I have a company we specialize in flips and work with many private investors.

Columbus market is one of the fastest growing markets! I would highly recommend to invest in Columbus, Buy and hold potential here is awesome. I have several properties i rent out and my cash return is well above 20%. If you have the funds for flipping this is also a great market. The Southern orchard area is best for flips!

Hi Amado I noticed your post and how you are interested in investing in cleveland in multi family homes, take a look at the columbus market as its Population is increasing rapidly and so is the real   estate market! I would recommend studying on it, I highly suggest investing in the columbus market!
