Im hoping everything is settled by end of June, I believe that is when everyone moves around to be in their new homes by July1st.

Considering traveling to Detroit to check on properties and renovations as i'm nervous. Nothing like seeing it with your own eyes.

Probably too late for these 2 duplexes currently in rehab, but going forward Ill probably need something more solid,.

Hello! I currently have the same situation.
I took over 2 duplexes with tenants that are not paying or barely paying. I asked the PM to offer cash for keys, but I am not certain what is going there as I am an out of state investor. I see letters have been sent requesting money and threatening eviction.
This is the 4th month with no rent.
Do 'cash for keys' offers have to come as an official letter from the PM?

Great to know im talking to a local. Yes that playground, both places on Devonshire.
#STR interesting, had to look that up. Is that something to consider? Do you need a different PM ?
Do you go exclusively to visit and keep an eye on your properties?

Im a recent add-on, bought 2 duplexes in Feb 2024 through redfin - and signed on with #LPM in March. (you can go by my first name. When i signed up for BP it took on my gmail account name which is my maiden name :) )
I have 2 duplexes being renovated right now.
Check with Glenda or Sherri they should know me.

Hello everyone,
New to the forum and excited to collaborate and share updates as i go.
I purchased 2 duplexes in Morningside, Wayne County, #Detroit, Michigan (zip code 48224) February 2024.I am also an #Out of state investor.
Both are currently going through repairs and updates necessary for the city of Detroit to give me the Certificate of Compliance for rental units. Yes I like to play by the rules. Do most owners get these certificates?
The duplexes had 3 of 4 units rented, and only one tenant is actually paying rent. The other barely paying or not paying at all. It looked good on paper to have most units rented but now I need to get them evicted. Or course that has a cost and its an ongoing project.
Redfin was our real estate agents. Logical Property Management is managing both duplexes. or LPM
Open to chatting about ongoing renovations, updates, certificates, tenants, PMs and the neighborhood itself.
This is my first investment property. Anyone with advice please send my way!
