@Hanna Lupico Yes, that is correct. You'll find some that are in residential neighborhoods (SF) but they are either grandfathered in or not licensed.

@Jaron Walling Texas is car/truck crazy too!  My main point was the boring company DOES make sense. I don't think Elon will turn down a boring contract just because it's for mass transit. He'll have a boring business whether we (or he) agree with the end-use. (There are also a lot of mines and quarries around here that use tunnel boring machines.)

@Jaron Walling FWIW, (& not that he would relocate for one project), but TXDOT plans to run miles of tunnels for I-35 through downtown Austin. Plus Austin just passed a bond for Project Connect to create a more robust mass transit system which includes tunnels underneath downtown for rail. For a place that was built for cars... you can only go down, so in Austin, it will likely be a very big part of the traffic problem. You could argue against it for I-35 (this is a hot issue), but boring will be a crucial aspect of Project Connect and mass transit here.

Hi @Ashish Acharya, thank you for your response! What about if I am also renting a room on the side that I am living on? It will be rented at market rate. 

Howdy all, 

I just acquired a duplex here in Austin, Texas and I'm trying to set up my books where I'm keeping track of things appropriately. I will be renting out the other side plus one room on my side. 

I'll be addressing overall large maintenance issues for the whole structure (electrical, siding, HVAC) plus cosmetic updates on my side while I'm in it (eventually switching sides to do the same for the other). 

I understand updates/maintenance for my personal residence wouldn't be considered a part of the rental business, but it's really the renting a room on my side that has stumped. 

Any broad tips or tricks? 

Taking recommendations for a CPA here in ATX who would be familiar with my situation.

@Brady Irwin Hi Brady do you know what watershed? Flood mapping is actually my W2 line of work, and I may be able to give you more detail about the effects of Atlas 14. Not sure of what the developers are thinking, but all watersheds in ATX are about to get remapped, so maybe the uncertainty is keeping them from biting. 

Thanks for everyone’s advice. The seller agreed to put 3 months rent into escrow, which I would receive at any point if the tenants violate their repayment agreement. Ideally for me, the tenant would not pay and leave in June on their own accord, but I know that’s a pipe dream. We shall see. If worse comes to worse I will evict in July when I’m able.
