Looking to do my first Down Payment arbitrage deal, but once setting up paperwork I noticed an FHA case number on the sellers loan documents.

Does this prove that the seller has an FHA loan on the property?

I always heard Tom Ferry say you can't seller finance an FHA loan, why exactly is that?

I have an Authorization to Release if Information signed by the Seller with his Signature and SSN, just need his loan number, how can I find the Loan Number, is the Seller the only one who can get it?

He did not transfer the title, he gave it to her under the table, they left on good terms.

I have a seller who left his property to his ex-wife 10 years ago, and she stopped making the payment a few months ago. It’s now in pre-foreclosure but I need his loan number in order to attain his mortgage info. Is there a way to find his loan number, without the seller doing anything?

I have had many of my vote buyers telling me they’re not buying or they’re looking for an extreme discount on the price I present?

Have cash buyers preferences changed?

I also heard buyer are looking for cash flow more than ever? Should I begin to focus primarily on cash-flowing properties ?

As a buyer or wholesaler what have you guys done or been doing to overcome this?

Any insight would be appreciated.

I just got a call from the city acting like they were sellers and they said they’ll have to fine me $500 for each sign! All they have is my website name. What should I do to avoid this heavy fine.

Any advice would be appreciated

I always hear this, “ Sales are always in the follow up” but how are you guys following up what’s your process when it comes acquisitions and implementing follow up in your system.

Do you guys follow up with every lead? or just the warm ones who showed a little interest the first time?

Are you guys using the same method to reach them again? and what are you guys saying in the follow up?

Would appreciate the advice and answers to my question really want to make Follow up an even bigger part of our system.
