Hello all, Need some advice. I am buying a brand new construction -SFR in Jacksonville. I am an out of state investor and it is financed by a bank loan. Would it make sense to arrange for 3rd party inspection, even though it is a brand new construction? I am assuming that since it is brand new construction, it will meet the local and state codes. Not sure of additional value the 3rd party inspection would provide. Any advice or thoughts as how I should proceed ? Thanks!
Hmm.. how about deed plus copy of drivers license with numbers and date of birth blacked out.. That way renter can cross verify the name on dl with name on deed. Agree with other BPers that we need to be careful while sharing PII information.. Thx

 Cool, glad to hear there is another person out there doing the same thing!  My property is still being built (target completion date is 3.15.17).  They advertise that they'll fill the properties within 30 days of completion but I'm very skeptical of that claim.  My assumption is that while the home will be completed in mid-March, it won't have a tenant in it until May.  I hope I'm wrong but March isn't a popular time to move if families have kids in school.

I am also in contract for property with Jax/Sun Coast PM. To be delivered by 3 rd week of May 2017. So far, the construction manager has been sending weekly updates and photos.

@Brandon Hausauer:   How is your experience so far? Did u visit down there to see the property after it is completed?

As suggested by @Rolanda Eldridge , run the numbers. Get  sales comps and rental comps run by real estate agent, Adjust the offer based on the property condition and submit the offer.

Remember ..You make money when you buy.

All,

I have signed a purchase agreement for a new construction  in Jacksonville property @ GlendaMeadow through Jax investments. To be deivered/closed by 3rd week of May. So far the experience has been good. Construction manager has kept me up-todate with the progress.

I and couple of my friends have a LLC registered in Michigan and looking to buy a SFR @ Jacksonville for rental purposes. Seeking help on following questions from experienced investors

a) Does Florida needs an LLC registered in state (ie Florida)? or Can we use existing LLC (registered in Michigan) to buy/hold?

b) any other points we need to waych out for?
