I love this perspective @Jarriel Forbes. I think having an ear to the ground and knowing the neighborhood and its people is invaluable. Real estate is all about relationships and actually talking to people is the best way to grow those relationships.

I agree that eviction proceedings should be started as soon as possible. If the tenants pays, then you can drop the case. It takes months before an eviction goes through and it is a process.

Did the first wire actually go to the title company? If not, then they are not responsible for returning the funds. They are only accountable for the funds that they actually received. Wire Fraud is very real

Are you attempting to do an inspection of the property? Is there something going on that is making you suspicious? I would physically visit the property again and leave a letter if no one answers.

The title company is responsible for the clearing of any liens, previous mortgages or judgments. Sigh. I'm not sure of the regulations of your state but an owner's policy should've been offered to you. Did you confirm with the title company that one was not provided?

Hopefully this will help and they the title company take responsibly for this because I was never offered owners insurance and didn't even know what it was until today.

@Marco Grier Find a copy of your title policy and your HUD. Contact the previous title company and ask that they issue a letter of indemnity to resolve the situation. The letter of indemnity request may have to come from the current title company but this will at least put the title company on notice that this is an issue.

I would be inclined to contact the tenant directly and have a conversation with her about her late balance and her intentions on moving forward. Call the tenant or stop by for a visit if your call is unanswered. If this were a situation where she paid $125 and owed the $600, I could understand being more motivated to evict them.
