Hello, I'm new to buying investment properties in the Tampa, Pinellas, Pasco area, I've worked for investors for the last few years rehabbing their properties, but they've been the ones who purchased them, while my company has done all the work on them. Now it's my turn to try to find the deals, while doing so, I found a company called "Net worth Realty", they offer supposed under market value properties and then will offer you Hardmoney at 13% per month and then a 4% when the deal is closed, I believe that's correct, don't quote me on that. I'm just wondering if anyone has some horror stories or has a little insight on the company itself to let me know if it's a good idea to actually work with the company. To me the rehab aspect is the easiest part, and the hard part being finding a great deal. Any insight will help, I'm looking for a wholesaler or someone with off market properties, and money to help pay for the flips. I know this world is filled with a lot of scams and I just want to make sure that this isn't one of them. Thank you

I myself live in the same area, tarpon Springs to be exact. I don't necessarily have large enough funds to go 50/50 on a big projects but I do have some funds. I'm a GC that deals mainly with investors for buy/ holds and flips, Ive been making other people wealthy and now I want to start getting percentage of the jobs instead of just getting paid to do the work. 

 If you're interested in a partner that does the construction aspect, we should definitely meet, I would love to go on some deals with you and see if I partnership can work.

Awesome post! hiring a contractor can be a way better option, he brings in his subs that he can count on and keep the timeline that you're shooting for, they can see things that you don't and give you better ideas on things that you missed because that's what they do all the time.

@Colin G Murphy are you a wholesaler or an agent ? I'm interested in properties in the area, I need like everyone else, a great deal I can make some money on with a few flips before I start holding properties. If you have any in mind, pm me and please let me know.

@Tom B. hello, I'm from Palm harbor, and currently live in tarpon springs. I'm actually looking to find a partner to do a few flips to afford some buy and holds. 

I'm a contractor that deals mainly with investors so I know what needs to be done in the way of re habs.

Good call, wholesalers is what I need to focus on then, I work a lot so I wouldn't have a super amount of time to focus on the mailers etc.. That's also why I kinda need a partner also to help me but, I'll do what I can. What's the best way to find a good wholesaler? Call the signs?

Hello, My name is Michael Schueler, I'm a general contractor that's done 29 flips and rental rehabs for a investor all over the Tampa, pasco, and pinellas county area, now it's time to make the money for my self. I know how to make houses sell quickly, keep prices down on rentals but still look amazing, the only issue is, I've never found any properties for myself beside the house I live in, I have a good idea how to, but the investor kind of kept that part a secret to me. I only have about 15-20k I can use to invest, so I need to figure out how to get creative financing, the construction rehab part isn't a issue cause my construction company will do all work like we already do. I want to do a few flips to build funds then start buying and holding for 3-5 years then sell after re copping my money on the properties if it's smart to do at the time. Im not opposed to partners or other investors, I just want to get going before the market tanks again like 2006. If anyone can help me find the best way to locate great properties under market value so my ARV still leaves money for me to make money after the rehab I would really appreciate it. I was thinking auctions, foreclosure websites(but I can't find them)I put "we buy houses" signs out to test the waters and got whole sales calling, which could work, but I just want great deals and help with financing.
