If I'm about to go 50/50 with a investor, where I'm the Gc on the project and paying for all labor and material, and he finds and funds the property, what kinda of contract would be recommended? I e only ever just worked for investors as a Gc..?

with a house that high in price, it's not an easy task finding a buyer, you're definitely going to need find an agent that can help with the sale and possibly give you a point or something when it sells. 

Or find investors that do really high end flips, but they're just as hard to find.

Have you had any luck with net worth realty and 212 loans? I've been looking into them and was curious to see what you came up with.. There hard money is really hard with 14 &4. Thanks

@Lance Wakefield if I don't have a realtor, what's the best way to look up the comps in the area and find market values? 

 And thank you for the insight, i'm always very wary anytime something is too good to be true.
