When I'm trying to determine if one area can be used as a comp for another subdivision, I take a larger sample (read go back further in time) and see how the prices compare for each area. If they aren't to far off then I can be pretty confident they are comparable. I then will drive through the areas to makes sure there is no visible difference. You never know when one is in a flood zone..

To me it's about building your network. Get relationships with as many people in the industry as you can. Sure you will have your "go to" realtor, but don't put all your eggs in one basket as the saying goes. The key is be honest with everyone, don't promise them all you are going to be exclusive to them. Hurts your reputation.

How are you getting your market demographic data? I remember reading over the summer that the census is going to introduce a way for developers (an API) to access the data directly. This could be create for generating the data you need and how you need it.

I'm a programmer so it peaked my interest, but I just can't remember where I saw the article I read about it. Just wanted to throw this idea out there.

This past month I've been rededicating myself to finding better ways to marketing for my leads. I'm in the process of testing out how postcards will draw compared to yellow letters. This new campaign will start next week and run for the next 6 months. If they work better, it'll save me a lot of time because I won't have to put together all of the direct mail pieces myself.

I didn't close any deals last month, but am working hard to get one for October.

I actually stopped going to reia meetings because of the constant sale pitches. You never got the full information about a topic. Just a teaser from a guy peddling his coaching program or product. Most of the large meetings are 95% newbies so you can waste a lot of time trying to find the experienced investor who is willing to answer some questions.

What I like to do is go to meetup.com and find a smaller group of investors and see if I could join their meetings. Much more personable and the members tend to be more open and willing to help with no other motives.

One thing I like to do before going out to see a property is to research the area. Find the comps by asking a realtor and then drive past those houses to see how similar they actually are. Just remember when you are figuring out your offer price you want to base it off the after repair value, not what the house can sell for in it's current condition.

You will most likely have to wait till June for your payday, but you can assign your contract right now if you have a buyer. Ask for a deposit up front though.

Hey Frank. I agree Excel or access is a good way to go. My SI Lead Manager is based on an access database as of right now. I am working hard to get the next version out because it's so much better then the last beta. I offer it free of charge to anyone who wants to use it. I will warn that it is currently in beta so there may be some bugs. Also things may change drastically from one beta to the next. The one I'm working on now is a BIG change.

Not tooting my own horn, but the software saves me TONS of time when searching for leads old leads when someone calls and also organizing everything.

Just think how slow excel will go when you have over 10,000 leads in your sheet.

I am usually a very active person. Used to play basketball 2 to 3 times a week, baseball on the weekends and golf when ever I could. The only problem with sports is that they take up a lot of time. I like going to the gym because I can get a good workout in 30 to 60 minutes and then get back to RE stuff.

I do enjoy sports much more then the gym, but I enjoy the extra time I get from going to the gym.. No what I mean?

In any event, I agree with the original poster about fitness making a huge difference in your mood and efficiency
