@Scot Evans, my advice to all, if you plan to jump into wholesaling then treat it as if it were a full-time business because it is. If you plan to wholesale part-time, then forget about it. Moreover, brush up on Georgia law when it comes to wholesaling. I don't believe a real estate license is needed to wholesale in Georgia, however, most wholesalers that I have worked with on deals are licensed. I would look into this if I were you. "How to Wholesale Real Estate" by Jamil Damji just hit the BP bookshelves. That being said, I have no idea if it provides any value or if it's legit. Still, something to look into.
Thank you. I actually just purchased this book to start my research and do my due diligence on wholesaling entirely before jumping into. My main goal currently is to educate and I really want to connect with a mentor who’s experienced and gain insight from them. That’s the hard part for me at the moment.
Hello BP Family,
It’s been a while since I posted here. I’m looking to get into the real estate game. My goal is to start with wholesaling. My goal is to be the best reliable wholesaler in my area. Is there any advice that anyone can provide starting out?
Hello BP Family,
I am days away from the closing of my first investment property. I am having trouble finding contractors who have a portfolio in the Macon, Ga area. I have searched the platform here on BP and I am having trouble generating any leads and I am for certain they are in the area or they have those who are close who travel to that area. I live in Atlanta and I have job that I have during the week which makes it quite difficult to use the technique of going to Home Depot or other locations in the morning to find leads. Can anyone share any advice or leads of contractors who service in the Macon, GA area. Thank you all in advance.
Respectfully,

Hello @Rick Baggenstoss Thank you for your guidance as always. Will you be attending the Atlanta REI this month (July 26)?

Hello BP Family,
Is there a proper way to approach another investor and ask their hand in a partnership on a potential project? I love to come here and get advice from all of you. I have some capital set aside but I’d love to join forces with another investor to increase leverage and bring someone on who may have had a few experiences previously. I do not want to come off as unprofessional but I’d love to partner on my first project. Anyone who can possibly offer any advice would be greatly appreciated. Let’s connect!
Thank you all in advance!

@Rick Baggenstoss I loved part of this. Thank you very much. I have to tighten and network more efficiently. I was not aware of (other than Vince Crane's REI) all the events taking place so close to me. Thank you very much and I'd love to connect with you through BP.

Hey BP Family,
I know the market is hot right now and as I am beginning to notice it is tough for us new investors wanting to jump in the REI game. Are there any active investors within the Atlanta market? I've attended my first local REI last month and waiting to attend another this month. Are partnerships for new investors in the Atlanta market popular? I'm having a hard time finding like mined investors in my same position looking to invest in RE and even harder to find the experienced investors.

Hey BP Family,
I just finalized on my cash out refi on my primary residence. I was able to take out a total of $65k but only allowed to pocket $30k of the capital due to debts having to be paid. With the exception of my primary residence I am currently 100% debt free. I am currently restoring my credit and looking to pursue Fix & Flips to build my portfolio and build capital to eventually fund Buy & Hold properties. I've been practicing running numbers on properties. I want to get better at my marketing strategy and looking to learn from someone experienced in this field. Are there any recommendations for me in finding a mentor/ guidance in the Atlanta market. Thank you all in advance.
