Welcome to BP. We're practically neighbors. I'm in Crown Point. I would suggest you listen to the podcasts and lurk in the forums. You can learn a lot and BP is a great source for learning real estate. There's a lot of experienced people on here and they're willing to help the newbies. There's an REIA club in Merrillville that you might want to check out. It's a great source for networking and learning. Their website is nicia.org. You're spot on. It's ok for the rent to be late, but God forbid you don't drop what you're doing and fix the oven in 95 degree heat! Thomas left out the igniter, but only if it's a gas stove. That's a cheap and easy fix too. Just get ready for a battle for the rent. Best of luck.

Adrien's correct. Northwest Indiana has a lot to offer. It has low taxes and the cash flow is very good. Hobart, Indiana is a good city for cash flow and so is Merrillville. This area would be a lot closer than Elkhart and you're welcome to come out anytime. I'd be happy to show you around.  PM me for more information. Best of luck to you.

I agree with having the appliance guy schedule with the tenant. This takes the monkey off your back. Also, think about something. I live in NW Indiana and Greenwood isn't terribly far from here. It's been in the 90's and your tenant is complaining because she can't turn the oven on. Seriously?  There's more to this than you probably know. Be prepared for rent being late or something.  Sounds like she's setting you up for a late rent payment or God knows what.  Let us know what happens. Best of luck to you.

Interesting discussion about the taxes and migration. Marc, you mentioned a home price of $80k, $1200 in rent and $3k in taxes. You can go to Northwest Indiana and pay $80k and get $1200 a month in rent and easily pay under $1500 in taxes. There's properties out here in good neighborhoods, where the taxes are under $1000 and you can still get $1200 or more for rent. I'm baffled why people are very hesitant in crossing over the border.  I grew up in Homewood Illinois. When I got married, I moved to Indiana and it was the best move I ever made. More and more investors are asking me for Indiana properties. You might want to look into it. Best of luck to you.

A company called Crowel Agency Inc. will insure the property for a reasonable rate. They're a broker, so they'll shop around for the best price. They're located in Highland, Indiana. PM me for their number. I don't think I'm allowed to post it. But I use to use them when were waiting to sell properties and during the rehab process. Good luck!

Forget Than Merrill and do your research on BP. Ask questions in the forums and listen to the podcasts. You'll be far better off. Good luck.
