I had an application today for a single man. Turns out he is married and his wife was charged with "procurement of prostitution" in 2014 but it appears not convicted. He didn't list her on app, but did tell me of her when I asked. Everything else checks out OK. What would you guys do?

Heck yea. That's 700k tax-free. You can do much better than 2%

Depending on the building, it could have some very, very expensive mechanical systems close to the end of there life span. So I would look into that.

I cant believe people rent stuff like water heaters and furnaces! I would love to be in that line of work! Obviously 9 out of 10 times it is much cheaper to buy.

Usually you can pull thru a new neighborhood under construction and just walk up and ask the drywaller. You may need an interpreter.

Its not the end of the day, its usually in 120 days. I have about 100k owed to me right now in just retainage on various projects. Luckily state projects only hold back 5%.
