You actually sound like a good tenant. You left the place nice and clean helped put a new tenant in it, and he doesn't want to give back deposit. I would go after him. Good Luck.

We're looking at all levels of flip. Low-end rentals to mid to high-level flips for private owners.

Is a basic low-end rental or something a bit nicer? I have a buddy that does mid-level to upscale residential remodel in Tulsa.

200 to 300 would be to change out a fixture and put a new one in the exact same location. Anytime you change location or go into the wall the price goes way up. Someone estimating costs for doing a deal should speak to a potential contractor to get a good estimate.

When I read the Title to your thread I couldn't help but laugh at the famous quote from "Rocky". I think he said "condominiums, I never used them" when they wanted him to invest his winnings. haha
