Wow, this has to be one of the worst products/scams going. I hope all people with no/low credit read this thread and stay as far away from "services" such as these.  Who runs these things? Sound like a mob thing to me.

If I need a security detail to look at a house than I have ZERO interest in owning that property. People have to look past the projected numbers on paper and imagine what the numbers will really be. No thanks.

I agree with Brandon. My accountant would probably charge me in the 75 to 100 range, on top of the monthly fees I already pay him. 400 seems a bit steep.

Logan what are you specifically referring to, when you reference "buying businesses"?

If you don't mind I'm just trying to figure out what that is.

Thanks

First you need to realize that once you get into a remodel stuff comes up that's not accounted for, and you the owner need to pay for these items.  I would also consult with someone who flips houses in your area to get another contractor recommendation. And finally I don't think any contractor worth his salt would work on a house remodel that has liquidated damages in the contract for going over schedule. The only way you could convince me to that is if you had developed a full set of engineered plans, a spec book, and a detailed bid package that included exactly what my scope of work is. This kind of thing just doesn't happen in residential construction. Good Luck!

There is a guy in the Tulsa market doing that. I like his commercial, not sure of the details.

1000 a week is unreasonable on a house remodel, regardless of what you agreed to. Obviously this contractor and you cannot work together in the future. Its in both of your interest to see the project finished quickly. Set up a meeting and get on the same page with him. Let him know you are not going to penalize him, or he wont finish.  This is going to be a learning experience for you since you haven't dealt much with construction.

The good news (other than that they appear to be taking care of the place) is that I can have them arrested for breaking/entering if they did not "rent" the property from a scammer. For now, during these cold months its a win/win-- I get someone to look after the place and they get shelter and warmth.

I'll let everyone know how this turns out once it is resolved, and thanks for all of your input.

Bob

I'm about 20 minutes away. I know the rental scam on craiglist is happening in the area quite a bit. You hear it on the local news every other month.

@Ray S. I think you are a bit crazy if you actually think that you are going to get any delay money.  Its not likely to happen, if you dont believe me, just ask him about it now and see what happens.  The contractor will likely blame the delays on the unforeseen items, and deny any responsibility. Unless your contract is huge, nobody is going to pay $1000/week, regardless of your contract.  The fact that your contractor signed that, is a huge red flag for me.

If you dont want to fire him, talk to him ASAP about the delay money and see his reaction.  My guess is he will threaten to walk.  If that is the case, it should answer your question.

Other than that, the only way to fix the schedule would be for your to micro manage him and basically be the general contractor. This will take alot of time and knowledge.  I would also suggest paying any subs directly if you go this route, to avoid any issues with pay and liens.

Agreed. Which is why I plan to tell him at the end and just take that money out of the remaining money owed. I didn't put in a single work change order. Everything was spelled out from the start, and the overages were all oversights on his part that should have been clear from day 1.

I think you have unreasonable expectations when it comes to "unforeseen conditions". He should be paid for work that was not listed in his original work, especially work that is behind walls. He is probably not coming back because he knows you plan to penalize him. The other problem is your penalty for delay is thrown out the window the minute extra work is added.
