Hi @Faye Sikora.  I'm not an experienced wholesaler or investor, but I am also a process oriented person - I write power plant operating procedures for a living right now.  

I flipped my first house over the summer, and I loved it even though I didn't make a lot of profit.  When I was done, I sat down and developed some better processes on rehab estimating.  I also got some great resources from other investors after talking with them about how to use them.  This business seems to be so experience driven (at least for me), so I have to get in, make some mistakes and learn from there.

As I was reading your post I was thinking that you should attend some meetups, but then noticed that you're not available to right now.  Maybe you could attend a Wholesalers workshop in Tacoma one night a week on Monday.  I'll send you the information if you're interested.

Welcome Joseph Tipa . I was also in the Navy 20 years ago as a Nuke but just started my real estate adventure last year. If you haven't found the podcasts yet check them out too. The biggest problem with BP is deciding what information to read or listen to next. Information overload.

Thanks Jay Hinrichs There's a lot to learn. For now I'll just remember to tread lightly when I hear someone's in pre-foreclosure, and seek more advice.

I thought it was now illegal to speak with a homeowner in (pre) foreclosure. Am I misunderstanding?

Buy a four plex definitely! And maybe get some more experience in construction or remodeling.

I love the idea KJ Miller . I too wanted to do something like this but I started from a perspective of homeless ministries. Homelessness is much more a mindset than a status. Most of the feedback above is speaking to this. You can't just give people a place to live and problem solved. I set out to find a way to operate a business AND supply housing and ministry to people. At this point I have serious doubts that it can be done without donations. Anyway, I we should start a network of people wanting to find the best way of doing this.

I mostly agree @Max T..  The only question I'm not sure about is the cost of maintenance and vacancy.  I could keep the cost down by doing most of the upkeep myself lowering some of the risk.  Those are the primary variables.
