ugh another "wholesaler" in Michigan.  lol

1 - Remember to leave some meat on the bone for the end buyer when trying to market your properties. 

2-  Also please don't say all the properties that you find only need 5k in light rehab.

3 Be honest with both parties involved.

4 - if you have ever rehabbed a house that would be helpful

5 - good luck 

6 - get in the game.  Just think every month you don't have an investment property you are losing money.  Get off the sidelines and get in the game.  Pontiac is a good market to start in.  Buy some on the west side and section 8 those suckers.

price seems a little high to me.  You should be able to pick 3/1 in Redford for 65 or under.

Also I know its a 2 bathroom but I think it is always best when the second bathroom is with the master bedroom and not stuck in the basement.

It does look like a nice property though.  You could get a 3/1 in the SE section of Farmington Hills for 75k.

1k might be pushing the limits for that area.  @Joe Villeneuve knows this area much better than I.

If you guessed 24 hours you are right. Listen to Scott and Joe about Detroit! 

HAHAAHAH "rowdy" that had the be the best comment I have seen about Detroit.  The problem in Detroit is many times its the renters themselves that are scrapping the house on the way out.

Matt they just will never understand.  Buying 2 or 3 properties in the city is a waste of time and money

Just outside of Detroit for me.  Lived in many cities around the area.  Most of my family is here.  The Wife has a nice career here with her job.  No kids for us but we help my Nephew with his child that is a single Dad.

   I even bought the house I was raised in.  The profits to be made in this area is great.  So I will be buying more and see no need to go anywhere else to invest in rentals.

I did live in CA for about 5 months it was nice but it wasn't Michigan.  

Downtown Detroit is 15 mins away.  Got all 4 sports teams.  The MI summers are the best.  Water, water, water everywhere.

I have thought about trying to get out of here but in the end all my family and friends are here.  Its easier to move around when you are younger.

Joe I completely agree with you.  The people I try to help understand that Detroit is not for them are the ones that think they can just pick up 1 or 2 properties for 10k.  I see these people as fools.  Or the ones buying "turnkey" properties all in for a total of 49k with a year of rent melted into the deal.

You or I would never even consider these types of properties but for some reason the people getting fooled into these properties are losing everything.

Seems like when I have been doing some fact finding from these people that are getting scammed Utah is at the core of this.

I would LIVE in DETROIT if it was just me.  I would be downtown having a blast.  But I am now older and married and the wife looks at me like I have 3 heads when I bring it up.

I love Detroit, I wish Detroit was not a mess.  If the city would get up to any type of standard my properties on the outskirts would go up in value.

But you can't deny that in 2013 it was the murder capital of the country.  And now seeing the incredible numbers on fires its just crazy to think there will be much left.

Also demolishing 200 properties a week.  Think about that people 200 a week is an insane #.  Imagine in your own city to see 2 sq blocks just vanish every week.

But yet people think they can make money with buying these types of properties.  Its just not possible.  You know who makes the money are the ones selling these garbage piles to people that are clueless.

Every day more and more of Detroit burns down.

This could be your great cheap cash flowing property.  Let this be a lesson on what is going on in this city.

Add all the other problems the city has this is why I tell people it is not worth the hassle.  Not when you can go 5 miles north, west, and south and find deals to cash flow 300 a month.

I get called out on hating on Detroit.  But the facts are the facts and my attitude is not making it worse.  People that spew that its people like me keeping Detroit back are just stupid idiots.

If you want to pay me to do a good picture and video audit with a written report I am more than willing to do it. 

But for you to say in the same post that you have not seen these properties then state that they need very little rehab makes you look stupid.  So I am doing you a favor so you stop looking stupid.

There are many of us from the Detroit area on these BP forums.  So you can't fool us.

Also why is your partner not trying to post these here since he is in the Detroit area in GP.

Yet you say they don't need any major repairs.  Either you think we are all idiots or you are a scammer.

Do they have any plumbing left?

Is the furnace there?

Is the HWT there?

How bout the electrical?

Did they steal the windows?

Again my in box is empty.  I have told you for $150 for each property I will detail what needs to be done to get them rent ready.

You responded but didn't say anything.  I am calling you out.
