Hi @Avery Gilmer. Blue Sky Homes focuses on two specific deal types:
1. single family homes (flips and spec. builds)
2. small (10-bed) assisted living homes
Feel free to PM me with more specific questions.

@Mindy Jensen My grandmother's house in Detroit also had the same thing. A toilet with a curtain on a rod surrounding it.
A cash-flowing yacht, eh? Cool!

You've got this @Jasmine Williams! When I took my Arizona exam, I missed it the first time around by 1 question! (Needed 75, got 74). The guy at the testing center remembered me when I came in a couple of days later to take it again, and when I finished, came to the front, and he printed out the results, he looked down at the paper, and said, "Scott, I'm sorry...(my heart sank)...YOU PASSED!" Haha, he really gave me a scare.
That will be you soon!

@Ivory Hayes, @Darren Eady
Ok, makes sense. As long as you could, within the law, negotiate with your tenant/buyer to set it up as you guys described, I can totally see why the lease-option would be preferable in a deal gone bad.

@Ivory Hayes and @Darren Eady, a question: Isn't the advantage of owner financing that @Jennifer Niez would no long be responsbile for paying for repairs, taxes, and insurance, since she's no longer the owner? If she were to lease-option and remain the landlord, yes, she could avoid the possible expense of foreclosing in the future, but then she has to then continue to pay the expenses that come with membership, right?

Ah, mailbox money. You heard Jake & Gino mention it back on BP Podcast 182... now's your chance to get in on the action.
Have $50,000 earning a whopping .01% a savings account?
Unimpressed by weak returns from your mutual fund or IRA?
Can't decide which haunted duplex to buy in a Rust Belt warzone?
Forget it! Partner with Blue Sky Homes as a private lender, earn 10% annual interest paid monthly, and avoid the headaches of flipping or landlording. Rest easy knowing that your 12-month loan is secured against real estate.
Since 2009, Blue Sky Homes has borrowed more than $70 Million, repaying all lenders with a 100% success rate. That capital has funded 250+ single-family fix & flip and new build deals in the Phoenix area (incl. Arcadia, Scottsdale, Tempe, Mesa, Gilbert, Chandler, Avondale, Buckeye, & Paradise Valley). Current investor references are available upon your request.
Contact Scott at Blue Sky Homes for more information. I'll be happy to learn about your goals, discuss our current investment opportunities, and ask you where to send your mailbox money!
