Hey @Jeff Green, have you considered residential assisted living homes for buy-and-hold? There are a couple of ways to approach it:
1) Buy an operational assisted living home, real estate and business included.
- OR -
2) Buy a home that is leased to an assisted living operator. The higher rent charged to an operator provides a much better return than market rent for a traditional rental house, without you having to actually run the business itself. Also, with a business as tenant you can negotiate a multi-year lease and lock in your cashflow.

Do you have $25,000 (or more) parked in a savings account or self-directed IRA, earning a minimal return? Partner with Blue Sky Homes in one the two projects described below and start earning 10% interest on your capital!
How it works: You fund a Blue Sky Homes project via a short-term interest-only loan at 10%; we send you monthly interest payments and return the principal with the last payment.
Asset-backed investment: Your loan is secured against a Blue Sky Homes property of your choice via a notarized and recorded deed of trust. The deed requires us to pay back your principal and interest in full before we can sell or refinance the property. First debt position is available for high Loan-to-Value amounts.
Our track record: Since our founding in 2009, Blue Sky Homes has borrowed over $70 million in private money from investors across the United States and Canada. We are proud to say we have repaid our lenders with a 100% success rate! Active investor references are available upon your request.

Investor-friendly agents: How does your branding demonstrate your specialty? I'm starting to gain some traction in investment circles and want my branding to support that. Examples of your website, business card, or logo would be really helpful. Thanks!
On a secondary note, how to do you tweak marketing efforts like direct-mail farming, web advertising and landing pages, Facebook, etc. to target investors specifically?

Thanks @Roy Oliphant, I appreciate your good wishes. We are indeed serious :) For this post I wanted to make sure I wasn't missing anybody who'd like to put some cash to work in a straightforward investment. Since 2009, we've enjoyed many repeat private investors from the east coast, west coast, and many places in between (Canada too). Admittedly, a secured note can't provide the tax benefits, appreciation, or loan paydown of an income property, and more power to those active investors who build incredible wealth through rentals! At Blue Sky, we've simply found that our 10% Guarantee aligns nicely with investors interested in a double-digit yield with a hands-off investment.
