Hey @Jeff Green, have you considered residential assisted living homes for buy-and-hold? There are a couple of ways to approach it:

1) Buy an operational assisted living home, real estate and business included.

- OR - 

2) Buy a home that is leased to an assisted living operator. The higher rent charged to an operator provides a much better return than market rent for a traditional rental house, without you having to actually run the business itself. Also, with a business as tenant you can negotiate a multi-year lease and lock in your cashflow.

Hey Michael Shao , have you considered private lending as another investment option? You could easily earn double the 5% cash-on-cash return you're seeking without the hassle of a property ownership, especially out-of-state ownership.

Investor-friendly agents: How does your branding demonstrate your specialty? I'm starting to gain some traction in investment circles and want my branding to support that. Examples of your website, business card, or logo would be really helpful. Thanks!

On a secondary note, how to do you tweak marketing efforts like direct-mail farming, web advertising and landing pages, Facebook, etc. to target investors specifically?

Thanks @Roy Oliphant, I appreciate your good wishes. We are indeed serious :) For this post I wanted to make sure I wasn't missing anybody who'd like to put some cash to work in a straightforward investment.
