Blue Sky Homes is looking for Private Lenders for our 10% Loan program.
- Loan Contract is between Lender & Blue Sky Homes, LLC
- First-position deed of trusts available on Blue Sky projects
- Monthly interest payments are paid on 1st of the month
- Monthly interest payments commence one month following Blue Sky’s receipt of funds
- Standard loan period is 12 months with an option to extend if both parties agree
- Funds are repaid upon sale of property, refinance or expiration of loan term, whichever occurs first
- Final payment includes full amount of initial loan plus any accrued interest
- Blue Sky Homes retains the right to pay off the loan early without penalty
- Minimum Amount – $25,000
- Maximum Amount – $3,000,000

Thanks For your reply, Rebecca. In continuing my research yesterday, speaking with both the US DoJ and AZ Dept of Health Svcs., I determined that the opposite was true. since our facility will be neither publicly funded nor open to the public, ADA does not apply. Did I get that wrong?

Hi BP,
Can anyone explain how the American with Disabilities Act applies to an assisted living home? We are converting a SFR into a private, 10-bed assisted living home (our first project of this type), and I can't figure out how/if the Federal requirements apply to this type of property. Any advice you have is appreciated!
