Thanks @Jason Brenizer for the info. We are moving forward, and looking to do several more of these type of deals this year.

Thanks For your reply, Rebecca. In continuing my research yesterday, speaking with both the US DoJ and AZ Dept of Health Svcs., I determined that the opposite was true. since our facility will be neither publicly funded nor open to the public, ADA does not apply. Did I get that wrong?

Hi BP,

Can anyone explain how the American with Disabilities Act applies to an assisted living home? We are converting a SFR into a private, 10-bed assisted living home (our first project of this type), and I can't figure out how/if the Federal requirements apply to this type of property. Any advice you have is appreciated!

@Peter Dodd, this is an interesting strategy. I like the multiple touches with different media. What do you do with the homes that you buy (wholesale, flip, buy&hold)?

Great opportunity to grab a SFH in the popular but still-affordable
Coronado neighborhood near downtown Phoenix. Buy, rehab, and rent, or bump up the square footage for a value add remodel.

3. 1512 E Windsor Ave: 3 bed/2 bath, 1,676 sqft, sold for $358,000 ($213/ft) on 4/15/16
