Hi @Mario Villafane welcome to BP. I'm a local real estate broker and investor. There are many people in our area wholesaling. I run a monthly Brevard Real Estate investors meeting, you can meet a few wholesalers there. We meet at Hell n Blazes brewery in downtown Melbourne the last Wednesday of each month. Our next meeting is Wednesday the 29th from 5-7, come by if you can!

Melbourne Beach is lovely but Nicole is correct. Most of the oceanfront homes under $1m are south Melbourne Beach and it is very rural there. Occasionally something a little closer to town comes on the market for that price but it will likely need some updates. I'm a real estate broker and live in Indialantic(the next town north of Melbourne Beach). Feel free to PM me and I'd be happy to give you all the local knowledge you need.

@Ryan Collins I have commercial and multi family investments here in Brevard County and also do lots of single-family stuff too Although it’s not specifically multifamily or commercial, I run a real estate investors meeting the last Wednesday of every month, which is tonight, at Helen blazes brewery from 5 to 7. We usually have a pretty good turn out, so come on out if you can 👍

@Paul B. Maybe I can help with your questions. 

The rents are much higher beachside but so are your insurance costs and taxes. Most investors can't make the numbers work for cashflow and just buy for the future appreciation.

Palm Bay has been a hot rental market and Titusville is also interesting to me. I'm closing on a triplex there this week. There are some not so nice areas in Titusville and rents are cheaper there than the southern part of the county. 

I agree with Kerry about the continued growth here in our market and don't see any indicators of a decline.

Gabriel P. 32903 is my zip, my hometown and where I do a lot of my business. Indialantic is a very small area on the barrier island. We are mostly single family homes, townhouses and condos with only a few multi family and only a couple 10 unit properties. I probably know exactly the property you’re looking at. Patrick Britton 's 3 points are right "on point" I would add a 4th. Study and learn your craft so you can perform when you get a new client. If you sell a home quickly for top dollar or negotiate a great deal for a buyer they will tell their friends. That's when everything starts to snowball
