Hey fellow BP'ers,

My business partner and I are looking to become a private lender to flippers and investors in Los Angeles and Orange County. I wanted to take a small poll on what rates private money lenders are using for their clients. I know it is a much more profitable way to go, as the private lenders do not charge as many points as a HML, if any and maybe the closing costs are a little cheaper. We want to be fair and also bring value to the deals, and be able to form long term relationships with flippers and investors. We are also realtors and we know how to analyze deals but would be hands off on most or all of the projects! Thank you for any feedback!!

This is the one thing I am struggling with as well.  I need help finding funding so I can create a portfolio.  I am all about uniting and making it a group effort to get my investments off the ground! Count me in!

Hey James - nice meeting you! I just got my real estate license in april and was going to focus on just buying and selling homes for people - but I found this website and now I am addicted to real estate investments as my money maker! Obviously a few commissions will speed up the process but now I am ready to invest in real estate as well. Just trying to find a niche a like. I think sfh at first but moving more towards multi-family and more! Good luck on your new career!

HI - 

I am looking for a multi-family apartment building up to 5 million! My investor is paying all cash for the property and is credible as he is my father-in-law. He owns a 15 unit in Van Nuys and wants to add to his portfolio.
