In my town I have an opportunity to purchase a piece of commercial property. It is currently rented to an established business that tends to be stable and itself is part of a larger privately owned chain of stores.
It is 6400Sqft, brick and has a 2nd story over part of it. The 2nd story is used currently for a small amount of overflow storage that could easily be put in it's huge basement and the 2nd story turned into a small efficiency apartment.
I talked with the Realtor and toured it. It, to the naked untrained eye, seems in decent shape with no obvious signs of distress. It is also bank owned as the previous owner lost all her property due to back taxes or foreclosures. I know here somewhat and to say she did/does not have a head for business would be an understatement.Price has been dropped on it twice IIRC was 75k last and now is 69k. I cannot recall what the original asking price was as it has been on the market almost a year.
It is on a $1500 month to month according to the Realtor. The upper could be sealed off from the bottom and an exterior stairway added and likely get $400 for the upper after being rehabbed.
Thoughts?
Post: Can I deduct this advertising against my car?

We have all seen those temp magnetic or vinyl signs on cabs and such advertising for companies or business. If I were to put the same on my car could I deduct the equivalent amount of my car payment as advertising expense?
And If I can would I need to get a couple quotes every so often on such adverting to create a baseline?
And if I can deduct that, can I still also deduct for mileage driven in direct relation to business activities?

I just looked at some 12" square ceramic tile in HD. Look nice and should be hard wearing. .59 a tile.

I live a solidly middle class area but at the end of my street a guy was beat in a parking lot with a pipe when he caught someone breaking into his car. It can happen anywhere.

I couldn't care less that anyone here knows. It's not like most tenants any of us have would even think to come to such a site.
There are "ok" overall neighborhoods that still have less than wonderful or nice people or animals. Because an area is ok, is not a reason to not carry. But that is another discussion for another time.

Just curious. It may have to do with the neighborhood in general or a house close to your property with shady characters or animals or ????
I do on occasion out of general principal but I don't advertise the fact to any renters.

Thanks to both of you for your input. I do indeed plan on hiring a local CPA. The LLC/S corp was something I just was recently told about and was curious.

If feasible and legal, I would remove all thermostats from individual apartments and have one master thermostat in the boiler room (or some other room inaccessible to the general tenants) set to a specific temp and set to shut down entirely or partially (in case it also heats the shower water) from April to October. They get cold, they can wear a sweater.
I will have to ask the FIL how that would work.....
