That's great. Hope they sell fast for you. How big are these homes that you guys are taking 4-6 months to just do rehab? What do you think is making you guys take that long?

@George Grey. About the tile. Tile isn't waterproof. It needs to be ripped up as all other floors do. Also the sub floor under it needs to get ripped up. When you see a tile shower going in they either have a shower pan or use the rubber lining for the floor.

As in you won't get an FHA loan? You won't as you don't plan to live in it. Interest on a loan is always higher on an investment. However your planning on financing say a foreclosed home? I believe they much rather take an all cash offer.
