Yes basically I have all the knowledge to buy the right properties and build the home just need the investor looking to do it with me. Then again after I build one house from the storm I could land more and have the capital to do it myself. But much rather find an investor to start. Would also like to rehab and flip a few homes. Those I need to learn how to find.

@Jon Klaus he has no need for me to make any more money then I do from building them. He has plenty of money from other businesses. What we have been doing is finding homes for sale listed on the MLS that are selling for land value basically. Demo the existing home and build new spec homes. Knowing the cost to build the home and knowing what it is worth when done we can buy the right lots to use. So I have an understanding of real estate to an extent. Yes I could do what he is doing as he has no building knowledge but I don't have the capital.

As far as Super Storm Sandy I suspect It will bring me in extra income I could us to invest once these insurance companies stop playing games and start paying out money. I did land a new home build but waiting on the funds to start.

I've signed up to the site a while ago and just been lurking. Figured its a good time to put up an intro post.
My name is Steven Del Prete and I'm the owner of Del Prete Construction. I've been building new homes for an investor this past year and remodels for other clients. I have no real estate experience for the most part. I'm looking to get into rehabbing and flipping homes. The construction side is easy for me just need to keep learning about finding deals and securing money. My goal is to retire young from rentals and other investments.
