BiggerPockets has a decent system for finding a real estate broker in any given area. I would check the find real estate agents link up at the top. That way, you know that they at least speak your language since they're a premier agent on this platform. I am one of those premier agents, just not in your area, but I can vouch for the service.

At least… I think I know what I'm doing… 😛

You can also just contact the big box real estate for brokerage's ask for their broker who deals with listing investment property. There are also smaller brokerages that may specialize in this.

Actually, that would be ideal. A lot of times you don't know what the big box guys are going to refer to you.

In the unfortunate event someone passes away and the property transfers via probate or a will, that fair market price gets "stepped up" so no taxes are paid.

I would check with a CPA, but this is my understanding.

This is called gifting, and there is no way to avoid the tax repercussions. They are essentially giving the property to you at fair market price, so someone is going to need to pay taxes on that fair market price.

@Tiffany Palaskas consider the refinance route as well. That's tax-free money, but your rents need to be able to support the new mortgage payment.

@Havital Miltz thank you for confirming my suspicion. I found it very unlikely that the government would not want to get their piece of the pie, especially if they had purchased a new primary home.

Donyou have a Tax Code or Publication Number you can share so I can study up and understand your thought process more in depth? 😄
