Hey my names sean beksinski and I'm 21 years old, I work 40 hours a week as a plumbing/gas fitting apprentice. I spend 10 hours a week in school ( finished this coming April ). I also am actively studying spanish 3-4 hours a week. Besides commuting to work, my free time is spent reading real estate, business, and self improvement books. I'm currently working on finding and buying my primary residence. After buying my primary residence I plan to house hack to lower my expenses and then later on buy my first investment property ( stuck between finding a rental, BRRRRR, or a flip ). Anyways I'm looking for a local investor who is interested in taking me on as a student. I can offer my knowledge and footwork for your knowledge. I can door knock, drive for dollars, or even help with a plumbing issue.

So I know this is going to spark a ton of controversy because I am a newer investor. However the Baltimore area Isn’t somewhere I want to invest for personal reasons. I don’t plan to live in Maryland for too much longer anyways. That being said after the constant tragedy’s in Florida/South Carolina/Puerto Rico with the constant destruction from hurricanes I feel like it’s a great calling for me to jump in and get invested somewhere where i can make a difference. Not to mention the prices can be a lot cheaper then my area. So back to the discussion I have started the book “long distance real estate investing” by David Greene. I haven’t finished the book yet but I know that it will help fill in the blanks I may miss from everyone’s comments. I appreciate the feedback and constructive criticism anyone may give( BESIDES your dumb you need to Invest local). That being said what would you do if you where me ? I’m new to real estate I have a plumbing/gasfitting background. I’m 21 years old without a home of my own ( so I’m very new to real estate. But I have been studying it a lot the past couple months). H

I’m new to investing and have been studying and educating myself in whole sale. I am unsure how to get a contract of assignment and I’m unsure if it’s possible to 1031 a deal that I wholesaled into a rental.

All successful people have a mentor in there field. How do you find one in real estate ? I’m 20 years and im a plumber currently however i really enjoy real estate I been reading books attending seminars ( most of which are a sales pitch ) and I’m curious how to find this mentor. I’m young and I know I want to be a real estate investor what’s next ?
