I just appraised a few lots in an affluent suburb of Boston. Lots are going $500k (teardowns) and newly constructed homes are at $1.2. Pretty crazy %'s there. But they are making plenty of money beacause it is happening over and over.

The fed has indicated that they will start raising rates once unemployment for the nation hits 6.5%. We are currently at 7.8%. So it should be a while unless we get unexpected out of control inflation which is unlikely

Don't over think it. Just be respectful of there time... perhaps buy them lunch or something else. I am finding that if you seem motivated and do what they say many people like to help new people out.
