I have done a lot of research and wholesaling is not easy. You have to know a lot of stuff, be good with people, and be willing to spend significant money on marketing. That said, if you can build a pipeline of deals you will always be in demand. Once you start building resources you can hold back the best deals for yourself. That is my plan and have have spent over 100 hours developing the skills and meeting the people to get going. I anticipate that I will probably spend several hundred hours more and prob. $4000 in marketing before I find my first deal, but, hopefully I'll make a small profit and than my cost per deal will decline as I gain experience...

Having a job where you make alot of money and that you love... then investing your savings in buy and hold properties :)

Not easy to find, so I will be trying my hand at wholesaling.

I was just thinking that having "wholesaler/wholesaling" on a website or card might be helpful when networking with buyers but I am leaning towards not doing it.

Anybody have any other thoughts?

Do you market yourself as a "wholesaler" or as an "investor"? I imagine that if you hand a business card to a seller that says "real estate wholesaler" than they may become confused or simply not take you as seriously as a cash buyer. Does anyone have different business cards to hand out to sellers and buyers? What do you guys think?

I went to the most recent meeting and there were a lot of experienced people there.

Not sure about the grandma imagery though ;) Also need to pick up the that William Nickerson book I keep hearing about.

Great Job Joshua Dorkin Brandon Turner & Arthur Garcia. Very funny and insightful. I especially like the metric of comparing possible purchase cost to cost to build (plus land value)... definitely a good way to stay grounded!
