Update:

I have continued reading and posting here. Currently reading a book by @Wendy Patton about lease options and subject to's.

Attended my first REIA meeting last week. I met alot of interesting people including fellow BPers Justin Silverio and Ann Bellamy. Justin told me about a couple of podcasts - flip2freedom and flip guys. I've started to listen them. Meeting up with Justin this week to pick his brain. I still plan to start marketing at the end of March or sooner (you guys can help keep me accountable!), perhaps for Justin :)

Other to do's:

Hope to meet up with local BPer Paul Donoghue in the near future.

There are multiple REIA's in my area and I plan to check a few of them out over the next couple of weeks.

Need to find a good attorney to ask about wholesale purchase contracts and whether double closings or assignments are preferred in my state. I also need to ask about any ethics issues since I am an appraiser.

Plan to go to Lowe's and fill out Will Barnard cost sheet (http://www.biggerpockets.com/files/user/BarnardINC) this coming weekend so I can start to get a feel for how much rehab costs are.

Also, I am closing on a refi on my house on Tuesday... as soon as that is finished I plan to get a HELOC so I have some funds in case any good opportunities come up.

Finally, I have been an active member in a local Toastmasters club. It is a great group to practice public speaking. I highly recommend it for introverts like myself. I've noticed I feel much more comfortable in networking meetings since I have started doing this.

So there you go! I think I am doing things right so far. What do you think?

Everybody needs a place to live. The population is growing and there is a limited supply of dirt on this earth. With fixed supply and growing demand there will always be opportunity. Some years are better than others but the best always make money.

I started looking into this but I've read some discouraging things about the SAFE act... I thought Lonnie Deals were illegal now?

John Fedro I listened to your BP summit lecture and I guess what I've read is wrong since you are still doing it... could you comment on the SAFE act?

Also, does you know anyone doing this in Massachusetts?
