I have heard from various sources $200 to $500 per month depending on your deal

Maybe you guys don't think like this... but when I do an appraisal I get paid a fee no matter how many hours I work; but, I keep track of my hours so I can calculate $/hr so I know what types of jobs I should focus my time on. If I make above $50/hr its a really good job and below $30/hr I am not too happy.

Have any of you ever calculated this for a fix and flip?

Hi William,

To sum up are you saying that MF is indirectly related to rates and rates will not rise because the government can't afford to increase its cost of debt?

I just appraised a 48 unit, 6 story building constructed in 1965. It is located in a nice suburb of Boston but not premier location. Value based on current market data: $185,000 per unit, 11 PGIM, 5.5% cap rate.

Is this sustainable? Will multi-family have a major correction when mortgage rates go up and new supply comes online?

Makes me nervous.

I just finished it up. Highly recommend it.

Loopnet is a very popular listing service for commercial property in my market. Our mls also has alot of commercial listings but they are smaller properties.

Ann Bellamy Don't worry, I am very cautious... I'll be vetting any GC I decide to work with very carefully. I plan to network for a few months to figure out who are the reputable players. I am also going to try to make the Nashua REIA and the BostonREIA meetings... Do you go to those?
