A PPC manager is someone you hire to manage the PPC. Some charge a flat-rate, and some charge a percentage of spend. It's like hiring a digital bird-dog, but the method of bird-dogging is online. They either bring you leads or they don't, if they don't you fire them.

@Chinmay J. In order to compare the two, you'll need to establish the metrics we're comparing. I assume the equation looks like xTime + xMoney = 1 deal. 

To say that it's better to pull these lists yourself, and visit these people directly would require that it costs less time and/or money to generate a deal. The best way for you to find this out, is to do it. 

Also, everyone has puts a different value on time and money. So if buying lists saves time, but costs more, some investors would prefer that.

Interested to hear what others have tried, but hopefully when folks respond they are specific about the metrics and don't just claim one way to be better without sharing the time and money each took to acquire a deal.

@Francisco Lopez Also, keep in mind that PPC may not be to blame. Well built PPC campaigns will bring you the qualified leads, but your website has to convert them, and you have to sell them.

@Francisco Lopez I would challenge anyone to show me better returns for the time and money from any channel other than Adwords. It's hands-down the most scalable way to generate seller leads. 

I'd be happy to jump in your account and tell you what's wrong. Depending on the market, you should be getting a lead for every $200-$400 spent. I currently have a prospect form Raleigh, but I don't manage Adwords for anyone in Charlotte, so no conflict of interest there. I'll give you 30 minutes if you want it. I can do from 1 CST to 1:30 CST today. 

@Scott Patterson I agree with Scott on having someone managing it. While it may take 6 months for someone new to PPC to get results, someone who's been doing it for years can get there much faster.

 Just a word of caution. Check the articles they send you to make sure they didn't just steal them from another real estate blog. You get no SEO benefits if you have the same content as someone else. Frankly, I'd advise you to focus your time elsewhere, rather than pursuing SEO. Your going to get a lot of bad advice from people who aren't measuring it properly, and misunderstand what is and isn't working. There are much simpler ways to generate leads.

Wow, that's some cheap airtime! I'm curious how you track your TV advertising? Are you using unique phone numbers dedicated for TV ads, or do you segment that out, giving a unique number to each campaign/channel? Curious how you evaluate the performance?

I agree with the first statement, disagree with the second. If PPC is complicated and better left to someone who understands it, SEO is far more complicated and nuanced. Time is money, while you may waste money with PPC, you will certainly waste time with SEO. And there's a lot of bad advice (on this forum included) that if you follow it, you could do permanent damage to your site. Also, many here confuse organic traffic - organic traffic is anything that comes from search engines. As you do more direct mail, your name gets out there, and more people are searching your name in search engines. When someone sees your yellow letter, and searches your name on Google, and clicks on your site, that will be counted as organic traffic, giving you a false sense that all of your (wasted) SEO efforts are paying off, when they are not. 

Use PPC to paint your targets for SEO. Once PPC is solid, then hire someone for SEO.

 I would disagree with this and say that it depends on who runs your PPC, and not the area. If the 'area' were the reason PPC wasn't working, then that area wouldn't work with any other marketing channel either.
