I just wanted to throw out an open invite for anyone to reach out to me who is interested in real estate in Columbus!
I started wholesaling 2.5 years ago when I first moved to this city. I still do a significant amount of assignments, but have also really started to focus on building rentals (went from 2 units to 14 units in the last 9 months) and have several flips going on right now.

Hey Group!
So I have a property where the seller is a 91-year-old Woman who owns a duplex in A neighborhood. It does not need any work and is rented out for well below market rent. She has property management taking care of it but is tired of dealing with them, paying the taxes, and everything else that goes with being an out of state landlord. The property is probably worth at least 400k, and she is willing to sell for a little bit less then that. The only reason she has not sold yet is that she has been depreciating the house for the last 20 years and prefers to not have the big tax bill that would be due upon selling it. Her children think that she should just sell it, but she wants to just have them inherit the property so that the depreciation tax would go away.
I'm want to present her and her children with multiple offers/solutions to this situation. She is very open to owner finance and other creative options. I know that a lease option where I would execute the option after her passing seems to be the obvious answer. I've never done a lease option but believe I understand how it would work. I'm was wondering if there is any other idea's that could achieve our objectives? Thanks in advance for any thoughts!

Hey guys,
Have a very specific marketing question I'm hoping I can get help with.
Can you/do any printers machine apply 35 cent first class stamps ("seashell")?
If not, what is the most efficient of applying 35 cent live stamps? We'd really like to get past doing these ourselves or relying on Craigslist people...
More detail: Our current printers told us they can only (1) machine apply 50 cent first class stamps (because the 35 cent first class stamp rolls don't fit their machines) or (2) machine apply 35 cent pre-cancelled stamps. Neither work for us.

I signed up and started using Call Porter answering service for my seller leads from my direct mail campaign. I was wondering if anyone here on Bigger Pockets has used this service, and what they think about it. Any tips for setting up the service and getting the most from it would be helpful. @Anthony Ogletree I’ve heard of it but I’m still exploring the best service right now. Have you confirmed if they’re able to get you numbers for LLCs?

@Josh Caldwell Agree. We address our marketing to the entity name when it's our direct marketing. But here since it's skip tracing, sounds like we can't get the number generally if all we have is the entity name and not the owners. VA could definitely be the right solution,
But if anyone else knows of a way to skip trace bulk lists with corporate owners or trusts, that would be awesome.

Josh - thanks and noted, but these are going to be bulk lists. Is that what people do w bulk lists? Look up each LLCs ultimate owner individually in the publicly filed information? Was hoping there was another bulk-friendly/time efficient way.
