@Michael Noto good point Michael. They are averaging < 60 days. The city approved a new baseball stadium 1.3 miles away. Not sure if that’s a good or bad thing.

@Owen Dashner thanks Owen, that seems to be a consistent theme. There is no HVAC now only window units, the property was built in 1905. There are maybe 15-20% if the properties have HVAC, although the ones selling for $85-100k do have it, so I’ll bite the bullet there. Time one the market is about <60 days. Appreciate the feedback!

My wife and I bought our first investment property and on the fence about rent or flip, although we are leaning toward flip. The house is 858 sq ft in a C class neighborhood. What items would we want to upgrade to maximize the value of a C Class property?

 - Kitchen: Upgrade to Quartz countertop? stone/glass backsplash in kitchen or just paint?

- Ceramic tile in Kitchen and bath?

- Ceramic tiled shower enclosure or refinish the fiberlass already in there?

- High quality laminate floors or glue down solid wood?

- Central air or Mini-Split?

Comps support $85k - $99k and we bought for $40k. What would be considered overkill for a C class flip?

Hi - I am closing on my first RE Investment property that I plan on using as a rental. It is 858 Sq ft home in NC and I want to run my estimates by all you experts. The forums convinced me to hire a GC instead of doing it myself or hiring subs. Is this a reasonable rehab estimate? The home is old, but in good shape structurally, except for about 20' feet of roof facia. Don't want to go overboard on a full flip since I am holding to rent. Thanks!

I purchased my first rental in a C class neighborhood. The house needs some rehab and I’d like opinion on:

- vinyl or stone tile in kitchen?

- add central air or replace window a/c?

- laminate countertop or quartz?

I am paying cash for the house and rehab, then will cashout refi when the home is rehabbed (giving me cash back for the next one). My lender, who is a flipper, said I should upgrade countertops and a/c so the appraisal comes back higher. He also said I could get more rent if I upgrade, which perhaps in a A-B class I could but is this true for a C class?

Would like your opinions. Thanks!
