I found his insurance company and gave them a call. His policy is still active. They provided me his mobile phone. I have a physical warranty but it’s still in the sellers name. The warranty was provided directly from the roofer.

Does the public adjuster have the responsibility to hire a reputable company that isn’t going out of business?

Hi Guys,

I recently purchased a property. A tree fell on the roof in 2018 and it was replaced via an insurance claim. The seller used a public insurance adjuster who hired and oversaw the replacement. It came with a 10 year warranty. The roof company's phone number is disconnected and won't return any of my emails. Would I be able to hold the adjuster liable for hiring such a poor company? Do I have any alternative options for how to fix my leaking roof?

I am trying to acquire a personal umbrella coverage. Does anyone have any recommendations for a service provider that offers this as an individual policy?

thanks for the response! If I’m understanding you properly, if a friend of mine that isn’t licensed hung my cabinets and one of the cabinets falls on the new property owner I’m no longer liable?

If I am doing basic work with a friend (painting, putting together cabinets, laying some laminate flooring) would it cover my friend if he were to get hurt on the job?

Hi,

Any advice would be greatly appreciated!!

I am going to be flipping my first home soon. I am planning on having standard home insurance with a general liability coverage of 1mil. I was considering also getting a 1 mil umbrella policy for year round in case anything happens after I sell the property. I will be contracting out the major projects, but I will paint, do demolition, and kitchen cabinets with a friend of mine. My friend does not have general liability coverage since he doesn't do this work typically. Since he doesn't have this coverage, my insurance agent is telling me that he wouldn't be covered by my general liability policy. Would my umbrella insurance cover me if something happened to him? Is there any alternative options for how I can ensure that I am covered in case of an accident with my friend? Any experience with a homeowner liability waiver form?

Hello friends, 

I am considering a property that needs a replacement onsite septic tank. I already have the permit, but a company quoted me 20,000. Any ideas why it’s so high? When I google a replacement the average is usually 6,000. Do you think they are trying to sell me some sort of premium septic system?

Thanks for the response. I was planning on using one of these programs to identify possible tax delinquent properties. Most of these programs doesn’t provide phone numbers or emails. Do you phone trace that information yourself? Or do you not bother trying to acquire that information.
