It’s the way of the future! It seems as though commercial and corporate hotels are out of style. People appreciate the true local living experience as a nomad or with loved ones at much less of a cost.
Miami, FL has had challenges in the STR market as municipalities come to terms with it. Yet this has not stopped the force of the airbnb wave. As travel surges tourists will flock desirable cities and I am lucky to be part of one that tourists turn into part time residents.

Hello @Kyle Varner vacation rental income varies largely per area, type of property, and amenities. I use different tools that allow me to find the 3 best comparable listings and then analyze a year in history for occupancy, income, and Avg Daily Rate for any given listing. Basically using a RE appraiser technique for STR income! Beware of income tools that gather data from multiple listing sites and result with duplicate listings from different booking sites this can really skew data since any particular STR can have no more than 100% occupancy.

@Firas Rabbat Single Family Homes are tough to cashflow at this point in time. Its a much harder cashflow when you are looking in prime areas and also move in ready with little to no sweat equity or value add.
You do have an alternative for both Single Fam Homes or Condo in highly desirable areas for Short Term Rental. Single family homes as STR are great since there is limited inventory in any given area, add a pool and or amenities and you will be in the 90 percentile for the area in terms of occupancy. From experience SFH perform generously near shopping centers and culturally attractive areas. These include Little Havana closer to Brickell the better, Gables near Miracle Mile, Downtown, Miami Design District. Also if you're located 10-15 min near the beach it is a BIG +.
Condos it is a different story due to Condo Assoc. although there are buildings that allow it.

Hey @Patrick Kutza the Miami downtown area is in an awesome central part of Miami. You can
enjoy a major part of Miami by taking the metro rail or very little commuting time. I can recommend several condo buildings and I personally like it. This all depends on your lifestyle, budget, and objective as far as if it’s a second home or strictly investment.

@Neil G. Yeah while you may have to drive about 20 min it is possible. I also depends how much total you're willing to invest as the medium SFH price has reached $450k. If you can find a duplex with a pool you will make a significant income.

@Brad Crerar Hello Brad, Miami is special when it comes to STR (short term rentals) there are certain cities that will and will not allow and also a very few condos that will. For example Miami beach allows it in certain streets and subdivisions.
Currently we have about 3 condos pre-construction condos with their own STR program. These are Natiivo, Smart Brickel and Legacy. The homes we currently manage are outperforming previous years but so is every one in our community of "airbnb hosts SoFL." Im a RE Broker and organizer of the group.
