Hello @Connor Dahl I have a list of several buildings that allow STR. Many of these are condo buildings which were older built. The mondrian is perhaps the newest built of them.
There are also some apartment buildings that have this zoning.

My appraoch to this question is on the field research. If this is in a condo simply get on the elevator and you will stumble with a housekeeper. Ask what type of unit they clean the most? Then see what unit is most rare or less inventory of in the building. Does the building have more 1 bed rooms or 2 bedrooms. You can also ask the front desk. Who will know better than the people who see the booking action on a daily basis.

@Armani Hall Welcome to South FL. As a 22 year local and 8 years in the RE market My best one liner advice is to: "Focus on Location then buy and hold for 5-10 years." Other variables such as cashflow positive, value add opportunity, equity on the buy, and multiple exit strategies help can either make sense during the hold period or work themselves out.

Glamping is definetly something to enjoy around the mountains. I have gone to several of them in the outskirts of Medellin, Colombia and I am a big fan. Particularly some which are near a lake or river. I enjoy the fact of waking up in nature and showering outside. BOSKO and bubblesky remains booked months in advance.
BOSKO is one that started many years ago. Now there are many campsites. Off course, construction is much different in Colombia but you can get ideas from there.

Truly excited to attend the BP CON 2023 via the newly operational Brightline speed train route from MIAMI to ORLANDO! The target launch date for the full MIA - Orlando route is set to be operational by Q2 of this year.
Anyone else would like to join me and a group from Miami to Orlando?
It is a marvel to commute to the Real Estate conference on a train that is also attracting investors to FL.

@Joe Biscaha is right and likely your best alternative to get involved is doing airbnb management or work for a company who manages these proeprties so your can learn your way rather than starting alone making mistakes.

@Melanie Hernandez I own and manage some. Been in the STR field since 2018. You may need a much larger budget to buy and close on a property let alone renovations and furniture.
Regardless, my advise in this market is to check city regulations before anything. Miami is a combination of several cities. And each cities have their own local ordinance.

The amount of wealth moving to areas like Brickell "the manhattan of the south" is unreal. I feel lucky to have arrived here on 2001 and evidenced so much growth and wealth transfer before me. In the 5 years there have been numerous billion $$ commercial developments such as Brickell city center, Marlins stadium (Loan depot stadium), Magic city innovation, brightline speed rail and all the train stations, Inter MIami Stadium (plans approved), Miami signature Bridge and park.
My point is all these developers with immense multi million planning budgets must know something we don't.

@Adam Schooley I am also doing renovation on a 3plex. Which I originally though of renting long tem but i am also near a hospital the hollywood beach and restaurant bars. Hoping I can BRRR within the year although not sure. What LTV are you looking at on the refi?
