The South FL Miami/Ft lauderdale area has gone from little to no low season. Prior to Covid there was a considerable difference but now it seems that there is a market for 30 day rentals as well.
Ultimately it depends to your investment objectives, budget, risk tolerance, and your existing or new relationships to get you there.

Realistic your permit approval process should take about 2-3 weeks. I have a friend that builds homes and has a roofing company.

@Jean H. hit the nail on the head. Thread very carefully and there are only a handful of condos and some very old ones in Miami beach. On the other side of the coin this keeps alot of competition away and with thousands of airbnbs it will be large backlash if everyone were to start getting fined within the confines of the city of Miami.
Additionally, unincorporated Miami dade or MIami Dade county allows STR with a very easy online application. However, this is mostly on the suburbs or about 20+ min from downtown Miami.
You can also consider Miami Lakes, Sunny Isles, Hallandale beach as these are known to have a formal application process.

Hello @Kusum Chanrai Im involved in the miami/ft. lauderdale markets. Im happy to discuss later in detail. Nonetheless this market is highly competitive depending on the exact local area and prices. It seems that the reason certain areas haven't appreciated faster is due to the lack of inventory. It also seems that this will be the silicon valley with several fortune 500 companies leasing thousands of commercial sq ft in Brickell. It is truly exciting to have been raised here and watch the town spruce up with major developments go from planning to breaking ground and higher than the previous development. Personally, it keeps me grounded and focused in investing and building relationships because those that cant keep up with the cost of living will need to reconsider.

Little Haiti is definitely a great area. Also depends exactly what avenue and how close you are to Biscayne Blvd or if its on NW 2 ave and at what height of it? The closer South to Wynwood the better. I have a friend who is only buying along that avenue. Also important to keep in mind the massive $1.3 Bil development Magic city innovation district.

Majority of Broward is good to do STR! Miami-dade county is legal too. Also several condos buildings near the beach. When its all said and done its a matter of setting your listing apart therefore go for the unique property with unique amenities and or character allowing you to set a unique experience for the guests. The rest is great communication and management of the operation.

@Giovanni Mazzeo the miami market is definitely more competitive than its ever been. Which is code for the need to be as agressive and moving with as much certainty when you find the one. This may boil down to the agent representing you. However, you as the buyer need to be relentless in the amount of deals you underwrite in order to move fast and also deploy the certainty to the agent.
