Post: Refinancing a co-living investment home?

Hello all,
I am looking to buy a SFH and add some bedrooms to make it a 7 bedroom co-living home. I would like this to be a long term hold but am wondering how a cash out refinance would work in the future. Would there be any complications with the addition of more bedrooms or would the process run just as smoothly as a normal 3 bedroom home? My initial thought is that a lender would have trouble valuing the home since if resold it would most likely be for investment purposes.
Thanks!!

Hi all!
From speaking to real estate agents in my area and in other areas of Florida, the common theme is that it is extremely unlikely to get a discount on any homes right now since the market has been so hot. In that case, I was wondering what some of you have been doing in 2022 to get good deals? Have most of them come from OFF Market deals?
thanks!

Hello all, I am in pursuit of an investment property I can make into a short term rental. However, I am not sure where to start. I wanted to ask you all for some advice on getting started looking for a market for STR's and doing the research to analyze certain properties in the market I choose. What is a minimum cap rate to shoot for? How much work does it take to manage a STR your own? Thank you in advance!

Hi everyone, not sure this is the right place to be looking for work opportunities but with all the professionals and experienced investors I had to try! I am a 21 year old Miami native currently finishing my last year of a finance bachelors degree looking for an assistant/intern job with any real estate company/investor in the Miami-dade area. I have been interested in real estate investing for quite a while and am finally looking to get some experience in the field to kickstart my career. I am extremely motivated to learn as much as possible and would jump at the opportunity to do some work. I would love to work with any investors, property managers, etc... looking for an assistant to help them with busy work while getting the chance to learn the ins and outs of the real estate industry and Miami market. Thank you to any of your responses in advance!

Is the time worth getting a real estate license worth the benefits? Do most of you investors have one?

Hi all, I've been doing some research lately on the real estate market and most professionals on YouTube and articles being written are on the pessimistic side of things. Most of the advice out there right now is that it is a terrible time to buy since everything is over valued. I hear prices are going to come down and it would be better to wait for them to come down rather than buying now. I would love to hear the opinion of some of you in this forum and website. Thanks
