@Marci Stein I think it depends what you put on your lease agreement. If your agreement stated every time that they are liable for using appliances with the fridge being one of them, and that they need to have it in working condition, then you can deduct it from their security deposit. If your lease didn’t state any of that, then I’m not sure what happens but it’s hard to protect yourself without stating these things on the lease.
@Terre B. Good idea but what if he lives there since the start?
@Christopher B. Where is the REIA and how often are the meetings and is there a fee to get in?
@Jim K. I feel like installing cameras which I have access to is illegal. Not so sure though but it’s very likely.
@Will G. Keeping a car count sounds like a good idea but again they can lie and say they bought a new vehicle. Asking neighbors seems to be the best option but it’s unreliable and they can only have suspicion of it only. Hard to have a true confirmation on it.

Hello. If the contract has a max of 2 people per bedroom, and home has 3 rooms, that means that there’s a maximum total of 6 people living in the home . Assuming there are 6 people in the lease agreement already (maxed out), how do we know whether more people are secretly living there if they never notify the landlord and every time the landlord is scheduled to pay a visit, they can either tell that person to leave for the day or they can lie about it and say he’s a guest. So what’s the technique used for discovering there’s a secret extra tenant living there?

@John Warren can you just keep the security deposit or no matter what the situation is, you have to go to court (not talking about eviction, just in general).
