I would absolutely not get a brand new car or lease one. You know you need a more reliable car since this one isn’t from your own experience especially. Do lots of searching and find a decent deal on a car that you’ll be content with and will allow you put money into real estate instead of transportation.

If it wasn’t for Dave Ramsey I would’ve not been able to invest in Real Estate already.
It’s not about agreeing with everything but taking what’s useful and applying it.

@Josiah Patrick Zebarth I’m sure you’ve heard it many times before but I’d suggest doing whatever it takes to get the first rental property. Focus on saving x amount every month that would hit a target of say $10k in an amount of time you think is doable! Cut your costs such as don’t spend much money eating out or buy an expensive car. Once you have momentum just roll with it!

I would download the cash flow app and play the game several times.
Try to see if you could get seller financing or a rent with option to own while you educate yourself.

I definitely think it’s amplified because its on your birthday but that’s just my opinion. In a short time I think you’ll see the bigger picture and like others mentioned you can revisit your why!
Ask yourself will a year from now will this $800 matter all that much if all things considered rents paid on time and things go fairly well?

The advice here on BiggerPockets is very good about properties and running numbers and everything related.
My opinion on college is go for it if you’re going to be an Engineer, Doctor, Lawyer, Pilot etc. if you’re going for something unrelated to business or something that will help you in real estate and you’re not close to finishing maybe you could consider dropping out.
Although I believe your question needs to be discovered by yourself or someone who knows you very well!
