 We have fixed several foundations, lifted several houses to level, etc. The costs can range wildly depending on how severe, but our typical costs on major structural lifts were around 10k, usually the easiest way is by building a temporary support and using bottle jacks to slowly lift the house back to level, then fixing the framing at the new level position. This could be a lot more depending on the size and scope. In general whenever you are working in a crawl space the cost goes up because it is tougher to access, and its a dirty, nasty work environment in most cases. Brandon, thanks for bringing up this interesting strategy for 2023. As a veteran, I've always seen the VA loan as a valuable tool, but I hadn't considered the power of assuming existing VA loans at low interest rates in today's market.Has anyone here had experience with this strategy in the Ohio market, specifically around the Cincinnati area? I'm on the brink of purchasing my first home in Cocoa, Florida. After conducting market research on Roomster, I've identified $600 as the going rate for renting rooms in this area. I've chosen this price based on the lowest rates observed locally. Would you say this is a realistic estimate for the Cocoa region?

Unfortunately, my father passed away last March, and I've only just now begun to think of how I should move forward. He had a 3br/1ba that needed work, foundation, roof, and floors. It's fully paid for though; I want to live in it and fix these problems while using the equity to buy an investment property. He also left me around $25,000-$30,000. I'm open to ideas on how to move forward and hope to hear from everyone.

Good morning everyone; I hope you're doing well.

I want to be useful for real estate agents out there; however, it's not very practical to just ask how I can help. Been thinking for months about how I can be valuable to others. I'm a deckhand, and working on boats doesn't translate into real estate.

The thing I keep thinking about is Wholesaling; what's holding me back though is the lack of relationships with buyers. I realize I'm holding myself back by not just doing it.

Am I crazy for wanting to spending over $1,000 on invelo to get started?
