I probably can't be much help on the question as to financing - what I can say is that as a citizen it's tough enough, you will have a bit more of a battle as a non citizen.  If I were in your shoes, 1st thing is pick a place you want to live, then dive into the local community - if you pick a larger metro area there are likely other Argentinians there... Wichita is a place of around 500k people and I think there is a small tight knit Argentinian /Central/S American community that would be willing to help someone new become acclimated and learn the ropes.

Your biggest hurdle will be immigration and you should start there...get that figured out and through networking and hard work you can likely figure out the rest.  Don't let anyone sugar coat it - until you get a Green Card you will have zero rights and it will be tough to obtain one unless you get a good atty and come with deep pockets.  You could always invest and stay put in Argentina but then again that presents its own set of challenges, though it seems there are a few on the boards who have invested from out of country.

My wife and I were put through the ringer as she obtained hers through marriage (she'd already been living in the states for some time attending college on a student visa) -- All I can say as a US Citizen is I'm ashamed of how the USCIS operates.  Really eye opening experience.  Best of luck - and again - if you decide on Kansas City I could give a good recommendation for an attorney there.

Welcome Mark - be sure to set your BS meter to high as I'm sure you'll be contacted by a # of scammers.

I'm not an immigration expert but think I have more experience in the matter than most as my wife is from Kenya - if you come with that kind of money you may get in easier than most....1st thing you should research is a good immigration attorney before you do anything else.  My experience in dealing with the USCIS is they treat all non citizens like sh x t and like you're a criminal.  You have no rights until you have a green card or gain citizenship.  Research that part first if you haven't already.  I could recommend a good one in KC but you'd want an atty local where you plan to relocate.  

Best of luck.  You can get going with that kind of capital but of course all things being relative - you wont be able to buy much in the more popular larger metros --- IE Dallas, NYC, LA etc - but you could probably own half the county in smaller communities to everything in between.

Have patience with the USCIS - they hire spiteful people lacking in brain cells who think you have no rights sprinkled in with the occasional bigot.  Be prepared to document, document, document and document again where you got your money you are bringing with you and I'd be prepared for the occasional insult or innuendo the money is not legit.

Welcome @David Hamblin  Lived in Holcomb for my first "big boy" job after college - worked in Garden but bought a house in Holcomb on Jenny St by the water tower - lived there 2004 to 2005 or so then later moved to FL and back to Wichita.

I manage my own rentals and am looking to manage around 9-10 more for others if they are the right fit for both of us.  If it wouldn't work for me to manage I do have a couple other suggestions as well.  Ideally what I'd want to manage would be a single family house NE part of town (Bel Aire, College Hill area and on North) and min $1k a month in rent for the single family, $800+ for each duplex unit.  (I'd consider NW too - new construction I'm open to location)  I'd charge 9% of rent- I use Buildium for transparency and ease of accepting payments/keeping track of receipts/paying owners etc.

@Kristen Williams   would be another to check out -- Granite Key Leasing/Mgmt  

(I've said in a couple other threads if I didnt manage my own she'd be one of the first to look to for sub'ng out management of my properties)

Follow meetup.com for the REIAs  - I think 2 of them have partially died - however I look for one to have new life breathed into it - I noticed on Meetup.com that the individual that runs the KC Reia took over as the admin - @Kim Tucker   So I look for something to happen with it now - perhaps she could chime in on the thread.

I've gotten just as much benefit reaching out to people and meeting up one on one.

@Jared Jensen   Did you dig up any info on this topic?  I'm just starting researching the topic - was brainstorming here lately for other avenues to make money in RE and figured that virtually no one plays in the ag space doing direct mail etc.  There has to be some opportunities here - everyone here locally is fighting over deals like dogs for a scrap of meat on a steak bone - I want to find something else to do or create another revenue stream while deal flow is slow and the excess landlords get shaken out of the market by some sort of correction that needs to happen to weed out the bad operators.  Warning signs are going off in my head as everyone wants to be a landlord and invest in RE now or be a house flipper.
