In the 80's when I was a kid I remember helping the folks (or at least getting the feeling of helping...ha - as much as an almost 10 yr old could) look for their next house and learn about the process.  At that time in the South Central KS area it was not procedure to list the basement finished area as part of the total living area - at some point that changed and now it's included.  Per what I see it's the same in the KC area as well.

As for Facebook - I'm a believer FB live videos and other marketing is a current way to supplement old school ways of simply throwing a property on the MLS and having sites like Zillow and Realtor.com pick it up. If you have a social media presence it broadens your audience and reaches them in a way other methods online will not....my laymans opinion and you know what they say about those...ha!

@Cheree Tate  Definitely interested in hearing more.  I'm here visiting them for Christmas and it's been a recurrent topic of discussion and will be until Sunday :)

I think so too - I'm always blown away how easy it is to get around and how convenient everything is.  Hopefully someone from Reece Nichols at the Marcia Wallace team will read this and get a fire lit under their you know what.  What frustrates me in past deals they've had is the realtor never seems to fight for them and they buy into the bs their selling - the realtor doesnt care if the price drops another 10k or 20k as in the grand scheme the price reduction has a minimal effect on their commission.

Any good realtors, help me help you get this listing so they can fire their present agent.  Their listing agreement is about up.

Hi all - my folks are in their  middle 60's and have lived in KC metro (Blue Springs, MO) for around 8 or so years - they are wanting to relocate back to where myself & sister live to be with family/spend time with the grand kids.

I think their present realtor sucks and am trying to motivate them to fire her - I'm fairly certain she has the square footage listed wrong - there is about another 1000 finished square footage in the basement she has left off and simply put the listing on the MLS doing nothing else - her ad copy sucks, no video, no facebook etc.

This is a VERY well built house and I'm not saying that since they are related - if I had any desire to live here I'd move in a heartbeat - maple cabinets, hard surface counters, great location - easy to get to I70 and get around, close to shopping etc - nice neighborhood etc - one of the lower priced houses in the neighborhood etc etc.

I dont want them to get screwed out of money and the current realtor is heading down that path.

Anyways if there are any good Kansas City area Missouri side or Blue Springs based agents please contact me.  I have some ideas for a couple light remodeling things they could do if necessary but being parents they typically will not listen to their children and have to hear the advice from someone else.  

Or if you have any feedback please post it on the thread - cosmetic wise, I'd like to see them remodel the master bath which I could help them do, touch up some stain in areas, among a few other minor things to really make the house pop.  Hey if it's ovepriced let me know but from the small amount of research Ive spent I think it's very competitively priced at the moment but I could be wrong - I'm not as intimately familiar with the KC market as I am back home.

I'll be coming from ICT so 3 hour drive it is and luckily my folks live in Blue Springs so have the lodging situated - I've been introduced to the business and had the pleasure of sitting down with someone who was a guest on the BP podcast this summer and is growing his Asst'd Lvng business in NM.  I was able to get a crash course on the subject in a couple hours.  I'd like to make the 10th as well but logistically probably can not.  Will plan on the 14th unless the weather interferes.

So is this the same person speaking at the Sat Jan 14th workshop?  Any difference between the 2 presentations and value you'd get out of each one?  I was planning on making the 3 hour drive to attend.

I'm guessing your property is in Hutch? If so your best bet is to call the local banks there - Bank of Hutchinson - Hutch CU etc etc -- there may be a small bank in mount hope, KS, Burrton, KS or maybe as far away as Newton - I doubt any of the smaller Wichita banks would want to lend on a LOC for a property in Hutch, but you never know - Carson Bank, Stock Exchange bank Verus Bank and Equity bank would be some local Wichita banks to call.

If you go the private money route you'll get raked over the coals on fees. If your credit is good and you know how to present yourself professionally to the bank I dont think you'd have a problem, though the LTV they'll lend to will likely not be terribly high. Probably 60% max LTV range - 70% if your lucky if I had to venture a guess.

Personal Financial statement, 2 yrs tax returns, probably 3 years income, property income/loss statement - rent roll if you can go as far back as 2009, profit/loss on this property are all things that will help you - a PFS will be a requirement at most of these banks.
