Sounds like you have a lot of options. I'm going out on a limb here and asking if you know how to speak Spanish? If you do, maybe you could meet your income goal by starting in the more highly Spanish speaking parts of town? I'd really like to invest in this niche but I dont know enough Spanish to feel comfortable enough to serve my customers (tenants). Something to ponder - lots of unique older homes in some of those areas and a niche you may not have a lot of competition in.
Anyways you likely have lots of options - the market seems kind of tight though. Lots of good local banks to work with if you have decent credit. Of course if you have some cash to work with too that will open your options even more.

Good contractors are hard to come by - depending on what you need done you can go the J Scott suggested route and hit up Lowes or HD or Menards early in the morning and see which guys are hurrying around for their prospective trades, painters/refinishers will be at Sherwin Williams or Porter Paints around here - I'm sure the guys at the counter can tell you which contractors are ordering the most paint and the busiest and give you a referral. New construction sites can be places to find people for side work as well such as concrete, framing, decks, siding etc.

I've stopped referring them due to all the price increases. I think I helped refer you - I'm sorry for the issues. They were great in dealing with small landlords, now they want nothing to do with smaller folks. (IE offering smaller min unit plans and prices more in line that a smaller landlord could afford)
On top of that whenever I'd refer someone to Buildium I'd have to ask several times for them to give us both the referral credits even though we followed their directions. I'm fairly entrenched in their software and still like it but I'm not above moving. I really dont want appfolio due to price as well. I may pay for Buildiums software one more year then look at a move.
I started with them in 2010 and again - they were amazing - at least I felt so for what they offered - and always great service anytime you called. The price increases and making me look like a fool whenever I referred new people have upset me. I never thought I'd slightly badmouth them on a public forum. I wonder if the founder has some Wallstreet Greedy Fatcats as outside investors now and they are wanting to run his business into the ground and milk it for all it's worth then dump it. I really don't get the logic. Catering to smaller folks was one thing that set them apart. That and the service and now it's being tossed out the door. I hope they follow these forums and they have been open to change in the past - maybe they will change now. Who knows.

I should have run a tape while I was there to measure the sq footage, but I think what is screwing them is having the wrong figure. The county does say 1800 something but I'm not sure why - there is no way on earth their house is the same size as mine. Their finished sq footage in the basement is half or greater than the size of my entire finished sq footage which is 1790.
I've asked them to call Marcia but we will see what happens. As for updates for around 5-10k I could do a lot - its just convincing them of it - the main thing is updating the master bath which is probably the most dated portion of the house - rest is fine - i could change the door knobs, and hinges to eliminate the polished brass 80's look for little to nothing.
And to the others disputing the finished sq footage of a basement - it is normal where I live in KS and from every other listing I've seen in KC to have the finished sq footage in the basement included in the listing
